If your home was built before 1980,
test before anyone scrapes.

Ceiling texture made before the early 1980s often contained asbestos. You cannot tell by looking at it — color and texture prove nothing, and only a laboratory test can say for certain. Intact, painted texture that nobody disturbs is generally not the problem. Scraping it is exactly the disturbance that puts fibers in the air.

  • Homes built or remodeled before about 1980 should be treated as suspect until a lab says otherwise
  • Testing is inexpensive and quick compared to what it protects you from
  • If the test comes back positive, removal is licensed abatement work — a different trade, with state notification requirements. We will not scrape it, and we'll tell you so plainly.
  • If it comes back clean, we get started

Does my popcorn ceiling contain asbestos?
You cannot tell by looking. Ceiling texture manufactured before the early 1980s frequently contained asbestos, and homes built or remodeled before about 1980 should be treated as suspect until a laboratory test proves otherwise. Testing is quick and inexpensive. An intact, painted ceiling that nobody disturbs is generally not a hazard — scraping is the disturbance that creates one, which is why we ask about the age of the home before we quote.
What happens if the test is positive?
We stop, and we tell you honestly. Removing asbestos-containing material is licensed abatement work with state notification requirements, and it is a different trade from painting. We are not licensed for it and we will not scrape it. We can point you toward a licensed abatement contractor, and once the ceiling is cleared we're glad to come back and finish it.
How much does popcorn ceiling removal cost?
It depends on the square footage, the ceiling height, how much skim coating the surface needs afterward, and whether there are water stains to seal. We quote every ceiling in writing after a free walkthrough, and new customers currently get 20% off.
How messy is it?
It is a messy job done cleanly. We seal the room off, cover floors and anything left in it, and bag the debris as we go. Scraping is wet work, which keeps the dust down considerably, and we clean up at the end of every day.
Do I have to move out?
No. We normally work one area at a time so the rest of the house stays usable, and rooms are livable again the same evening in most cases.
What does the ceiling look like afterward?
Smooth. Scraping alone leaves a rough surface, so we skim coat the ceiling and sand it before priming — that's the step that separates a finished ceiling from a scraped one. If you'd prefer a light texture instead of flat smooth, we can do that too.
