South Florida rain doesn't fall, it arrives sideways. Wind-driven rain finds hairline cracks in stucco, gaps around windows, and tired balcony surfaces, and once water is inside a wall it blisters paint and keeps going. We seal those paths before we coat, so the paint is protecting something rather than hiding it.

Why paint alone isn't waterproofing

Stucco moves. Coatings have to move with it.

Standard house paint sits on the surface as a thin film. It has almost no ability to bridge a crack that opens and closes as the wall heats and cools, so the crack reappears through the paint and water follows it in. The fix is matching the coating to what the wall is actually doing.

  • Cracks get sealed first — a coating is not a substitute for repair
  • Elastomeric coatings go on far thicker than paint and stay flexible, so they bridge hairline movement
  • Everything we use is breathable, so trapped moisture can still escape outward
  • Never an oil-based film on Florida stucco — rigid, and it seals moisture in

Isn't exterior paint already waterproof?
Not in the way people mean. Paint resists water on a sound surface, but it's a thin film with very little ability to bridge a crack. Waterproofing is the work underneath — sealing cracks and openings, then using a coating thick and flexible enough to stay closed over them.
What is elastomeric coating, and do I need it?
It's a much thicker, flexible coating that stretches with the wall instead of cracking over it, which suits stucco that has hairline cracking. It isn't right for every house — it costs more and it isn't necessary on a sound wall. We'll tell you honestly which one your home needs.
Can you waterproof a balcony or terrace?
Yes. Balconies and terraces take standing water and sun at the same time, so they're often where a building leaks first. They need a surface system rated for foot traffic, not wall paint.
How much does waterproofing cost?
It depends on the size of the home, how much crack repair the stucco needs, and the coating system. We quote in writing after a free walkthrough, and new customers currently get 20% off.
Will it stop a leak I already have?
Sometimes, and sometimes not. If water is coming through the wall surface, sealing and coating it usually solves it. If it's coming from a roof, a window frame or a plumbing line, no exterior coating will fix that — and we'd rather tell you that up front than take the job and have you call us back in a month.
