A tile roof should never be
pressure washed.

High pressure cracks tiles, lifts them, strips protective coatings and forces water underneath, where it reaches the underlayment. In South Florida humidity a compromised tile or a widened stucco crack becomes a moisture problem within one rainy season. Roof manufacturers generally recommend low-pressure cleaning, and high-pressure damage is a common cause of warranty disputes.

  • Soft washing — low pressure plus a cleaning solution that kills the black algae streaks at the root, so results last far longer than blasting them off
  • Pressure washing — the right tool for concrete, pavers and driveways, surfaces built to take direct force
  • Stucco sits closer to the roof end of that scale than most homeowners expect

Will pressure washing damage my roof?
High pressure can, which is why we don't use it on roofs. Tiles crack under force, water gets driven underneath, and protective coatings strip off. We soft wash roofs instead — low pressure with a cleaning solution that kills the algae at the root, which also keeps them clean longer than blasting does.
What's the difference between soft washing and pressure washing?
Pressure washing removes dirt with force. Soft washing removes it with chemistry at low pressure, so the surface takes no impact. Soft washing is the right method for anything coated, sealed or breakable — roofs, stucco, painted surfaces. Pressure washing is right for concrete, pavers and driveways.
How much does pressure washing cost?
It depends on the square footage, the surfaces involved and how heavy the growth is. We quote in writing after a free walkthrough, and new customers currently get 20% off. Many homeowners have us clean the driveway and walkways at the same time as the house or roof.
How often should a South Florida home be cleaned?
Our heat and humidity grow algae fast, so most homes benefit from cleaning every one to two years. Black streaks on a roof, green film on a north-facing wall, or a driveway that's darkened overall are the usual signs.
Do you clean before painting?
Always, and it isn't optional. Paint applied over dirt, chalk or mildew doesn't bond, and near the coast salt deposits do the same thing. Washing is the first step of every exterior job we do.
Will the cleaning solution hurt my plants?
We pre-wet landscaping before we start, control where runoff goes, and rinse afterward. Plants close to the work get covered. Tell us about anything delicate and we'll plan around it.
